Our Fees
Simple. Transparent. Performance-Based.
We believe in keeping things clear and fair—no hidden fees, no surprises. Our pricing is designed so we only succeed when you do. Our pricing is performance-based—so you only pay when you earn.
Commission:
We charge 20% of the nightly rate. That covers full-service property management, from guest communication to maintenance oversight.
Dynamic Pricing (Optional):
To help you maximize bookings and nightly rates, we offer a third-party pricing algorithm combined with manual reviews and adjustments every two weeks.
Cost:
1.25% of the nightly rate plus the cleaning fee, passed through directly to you with no markup. This tool is optional, but we strongly recommend it, as it typically increases gross revenue by 20–30%.
Client Contract
We believe great partnerships are built on trust and flexibility. If either party chooses to part ways, our agreement includes a mutual 30-day notice period for cancellation.
Please note: Due to Airbnb and VRBO policies, we reserve the right to manage any bookings made prior to termination that extend beyond the 30-day notice period, to avoid guest cancellations and platform penalties.
